InspectOS: Independent Technical Due Diligence and Building Inspection.

Understanding a property's physical condition before financial commitment, backed by structured evidence and accountable engineering judgment.

Status: Live inspection services in Portugal · Open Inspection Standard v0.1 in pilot · InspectOS Pro and Go in active development

The Challenge: Unseen Physical Risk Before Binding Commitment

In many property transactions, buyers sign binding agreements (such as a reservation or CPCV) or accept new build keys based only on a visual viewing and legal document review. Moisture ingress, roof deterioration, envelope defects, and discrepancies between physical layouts and supplied documents often remain undiscovered until after commitment.

The Solution: Evidence Before Commitment

InspectOS is an independent technical due diligence company serving buyers, sellers, owners, and their legal advisers across Portugal:

Eyes on Site for Buyers and Lawyers

We inspect accessible building elements, perform calibrated moisture and thermal screening, and conduct baseline Paper vs Reality consistency checks comparing observed physical features against supplied property records. Qualified engineers remain accountable for technical findings, while lawyers retain responsibility for legal interpretation and contract drafting.

The Open Inspection Standard

We are developing a reproducible, public inspection methodology defining scope modules, evidence requirements, limitations, and clear priority classifications (distinguishing immediate safety concerns and active moisture investigations from planned improvements).

InspectOS Pro (Professional Workflow)

Our internal and practitioner software built for offline capable field evidence capture, instrument linking, peer review, and consistent bilingual reporting.

InspectOS Go and the Property Passport

A structured homeowner workspace connecting the baseline inspection report to ongoing property records through two focused pathways: the Warranty Passport for new build handover and defect repair verification, and the Renovation Decision Passport for scoping and checking resale improvements.

Strict Third Party Independence

Operating on a commission free partnership model and structured along the ISO/IEC 17020:2026 Type A independence path, InspectOS never performs construction or repair work on the properties it inspects, ensuring findings remain objective and free from transaction conflicts.
